In a recent decision (ATF 4A_284/2024 dated 17 December 2024), the Swiss Supreme Court upheld the immediate termination of a tenant’s lease due to years of nuisance to neighbours and damage to the building, despite multiple warnings from the landlord, including threats of lease termination.
